There’s no single \”Orange County\” permit process. California sets the rules, but each of OC’s 34 cities runs its own building department, submission system, and timeline — so the same project can move faster in one city than another. Properties in unincorporated areas file through OC Public Works instead of a city hall.
Along the coast — parts of Newport Beach, Laguna Beach, Huntington Beach, Dana Point, and San Clemente — projects can require a Coastal Development Permit tied to the California Coastal Commission or the city’s local coastal program. Are coastal projects harder to permit?
They can carry extra steps. Projects within the coastal zone may need a Coastal Development Permit in addition to standard city permits. We confirm whether your property falls in the coastal zone early, so the timeline reflects reality.
How is pricing handled?
After the design is set, we provide one fixed price covering the agreed scope — not a moving estimate. Your final number depends on the size and complexity of the project and the finishes you choose.
